Service Fee and Process for Issuing a Replacement Title Deed in Thailand
Our service fee is Baht 40,000 for the Bangkok area,
- plus a government fee of Baht 300.
- If you require our support in providing 2 witnesses to attend and answer questions during the Land Officer’s investigation, we can assist. The fee for each witness is Baht 3,000 per person.
Why Two Witnesses Are Required
The Land Department requires 2 witnesses to support the investigation process when issuing a replacement title deed. This step is necessary for the Land Officer to collect sufficient evidence and information regarding the loss of the original title deed, in order to prevent any future disputes. Panwa can provide these witnesses to testify on your behalf.
Steps for Issuing a Replacement Title Deed
- Report the Loss to the Police. The authorized person must first file a police report regarding the loss of the original title deed.
- Report to the Land Department. The authorized person must then report to the Land Department in the district where the condominium is located and formally request a replacement title deed. At this stage, two witnesses must be present to answer the Land Officer’s questions.
- Announcement Period. The Land Department will announce the case publicly for 30 days.
- Issuance of Replacement Title Deed. If no objections or disputes arise during the announcement period, the Land Officer will issue the replacement title deed.

Q1. My condo’s title deed has been lost. I am usually outside of Thailand. Is it possible to sign the required documents and forms from abroad? If not, how long does the process take? Can I receive the new title deed immediately?Panwa: Unfortunately, you must sign the documents in person in Thailand because the Land Department requires verification of your immigration stamp in your passport. You will also need to attend an interview with the Land Officer. We recommend setting an appointment with us at least a few days before your arrival in Thailand. The process will require your presence for approximately 2 working days. Please note, you cannot receive the replacement title deed immediately. The Land Department will take approximately 45 days to complete the investigation and issue the new title deed. If you are unable to wait in Thailand, we can securely send the new title deed to you overseas via FedEx, DHL, or the Thai Post Office. |
Q2: As mentioned, 2 witness are required to visit at the Land Department, if possible for it to be my wife and child who is 10 years old.Panwa: Your wife can be the witness but your child is unable due to his/her ages is lower. |
Q3. My condo title deed was lost while I was in Surin Province, but the condo is located in Phuket. Is it possible to complete all the procedures in Bangkok?Panwa: Unfortunately, it is not possible to complete all steps in Bangkok because the condo is located in Phuket. The application for the replacement title deed must be submitted at the Land Department office in Phuket, where the property is registered. However, the police report for the loss can be filed in Bangkok if that is more convenient for you. |

If the replacement title deed is issued and later, the lost one will be found, how I should do?Panwa: Once the replacement title deed has been issued, it is recognized by the Land Department as the official and valid title deed. If the original is later found, it is no longer valid and should be destroyed to avoid any confusion or legal issues in the future. |
Q5. I have a condominium in Bangkok but during I moved back to Indonesia the title deed is lost. If possible to ask your assistance to do a replacementy title deed without visit Thailand due to I almost 80 years old and having some illness.Panwa: Normally, we require the owner to be present in Thailand because the Land Department needs to verify the immigration stamp in the passport at the time of signing the power of attorney. However, in your case, due to your age and health condition, we can make a special inquiry with the Land Office in the district where your property is located. There may be a possibility to proceed without your presence, but your signature must be notarized by the Thai Embassy in Indonesia. Once you inform us of the exact district where your condominium is located, we will contact the Land Officer to discuss your case as a special request. |
Q6: The deed’s owner needs to be replaced in person?Panwa: Actually, we have encountered many complicated cases when the owner does not appear in person. If the owner is unable to attend, please inform us of the specific Land Department district where the property is located. We will need to check with the officer at that district in advance. |
