  • Our fee: Baht 4,000 for the first Title Deed and plus Baht 400 for the second and onwwards each. Case of need translation from Thai to English is Baht 800 per page.
  • Case of need only 1 Title Deed you can choose our Package T1 as below.

Package T1: Duplicate for 1 Title Deed (with 2 pages English translation) of Condominium at Land Department, this Title Deed is un-certify by Land’s Officer. You have to provide us for “Unit No.” , “Name of Condo” and “Location (District and Province)”. The result (pdf.file) will be sent to you within 1 working day via email.

Q1: Hi, I am going to do a condo property transaction, would like to know how much to check the identity of the title deed?

Panwa: Yes, we can serve with the fee of Baht 4,000 plus translation per page is Baht 800 and government fee of Baht 100. Anyway we can propose as Package T1 with the total fee of Baht 4,500, you can pay via credit card and let us know the condo’s details.

Q2: I have 1 condo located in Bangkok but its title deed is lost. I would appreciate if you could provide your confirmation that the replacement title deed can be officialy issued as legal title deed.

Q3 : In case the original title deed vanishes. can request to issue the new title deed? and how is the procedure of requesting a new title deed? and how many days for the issue of the new title deed?

Panwa : After we checking with the Land Department officer, can be issued a substitute title deed and the procedure of requesting new title deed are as following :

  1. Notify the police in the area of the deed.
  2. Submit the related documents to the Land Department.
  3. Wait around 30 days for an announcement from the Land Department, then after wait for the issuance of a substitute title deed for another 15-30 days.
  4. Pick up a substitute title deed

In total, the entire procedure will take approximately 60 days.

Q4: I would like to do a title search for a number of (many) properties in Bangkok. Can you kindly provide such a service for me? How much it’s cost and how long?

Panwa: Yes, we can provide for a number of title deed search in Bangkok, below is a provision cost.

 

Remark: we can finish 10 title deeds for 1 day, anyway if you have 50 deeds we can finish within 3 working days.

Q5: Would you mind to help me to contact the condominium that I don’t knwo the title deed detail and number for you to check.

Panwa: We may propose you with the SA1 package first that we can help the customer as assistant or secretary for 2 hrs with a cost of Baht 1,800, this amount can be off-set with the fee for check title deeds.

Q6:I want to make sure all is in order for me to acquire the ownership/title deed of the Condominium Unit. So need someone to do due dilligence, with no outstanding loans, liability or mortgage? How long does it take?

Panwa: To check the ownership of the Condominium Unit and its liability or mortgage, we can help you to check with the Land Department and inside will declare all mortgage and restriction or limiation.
